Will it show me actual pet-friendly buildings and rates?
No — it can't see live listings, and pet rent rates change constantly and differ by city, building and year, so any list would be fiction. What it gives you is the method: where pets are genuinely more likely to be accepted, the search terms and questions that surface them, and the case that gets you a viewing.
What's a pet CV and does it really help?
A one-page document with your pet's name, breed, weight, age, neutering and vaccination status, microchip, training, daily routine and how alone-time is managed — plus references from a previous landlord, your vet, or a trainer. It works because landlords fear damage, noise and neighbour complaints, and evidence answers those fears where promises don't.
How much does having a pet actually add?
More than the monthly figure suggests. The calculator separates refundable from non-refundable: a typical case at 25 a month plus a 150 fee and insurance comes to 730 you won't get back over a year. A pricier building at 60 a month over two years reaches 2,470. Worth comparing between properties — and worth checking local rules, since some places limit or ban certain pet charges.
Should I enquire about places that say "no pets"?
Usually yes, politely — it's sometimes a default filter setting rather than a firm rule, particularly with private landlords. Lead with your strength as a tenant, keep it under about 250 words, attach the evidence, and accept a no gracefully. Never hint that you'd bring the pet anyway.
What must be in the agreement before I sign?
Written permission naming your specific animal, in the tenancy agreement or a signed addendum — a verbal yes from an agent disappears when the agent does. Check any added conditions about cleaning or leaving the pet alone, and in flats check the building or freeholder rules too, since those can forbid pets even when the landlord agrees. Never move a pet in without permission: it usually breaches the agreement and risks your home and your animal's.
